Prepare a statement of adjustments
Apportion council rates, water, land tax and levies between the vendor and the purchaser on a conveyancing matter, and print the statement.

Open the tab and start a statement
Open the matter. Click the Settlement Adjustments tab. If the matter does not have it, click Add tab and choose Settlement Adjustments. It is offered on matters only.
Click Start a statement. The settings card and an empty lines table appear.
Until you set an Adjustment date, the page reads Set an adjustment date to calculate this statement. and shows no figures.

Add one to apportion rates, water, land tax and levies between the vendor and the purchaser, and print the statement.
Set the price, the date and who owns settlement day
Type the Purchase price.
Set the Adjustment date. It is usually the settlement date. Early possession moves it earlier.
Under Settlement date belongs to, choose The vendor, up to and including settlement or The purchaser, from and including settlement. This decides which side counts the settlement day itself, so every line apportioned on time shifts by one day when you change it.
Tick Adjustable under the contract under Land tax only if the contract provides for it. A Land Tax line is left out of the totals until it is ticked.
Usually settlement, but early possession moves it.
Whether each period is inclusive of the first (settlement) day for the vendor or the purchaser.

Add the notices
Click Add a line and pick the notice: Council Rates, Water Rates, Water Usage, Land Tax, Strata Levy, Special Levy, Rent or Other. Under Other, An agreed allowance, deposit or fee adds an amount that goes one way without being apportioned.
Click the row to open it. Type the Description. For Council Rates, type the Gross levy and any Pensioner concession, and choose under Apportion on whether to use the gross levy or the rebated figure. For every other notice, type Total for the period.
Set Period from and Period to as they read on the notice, and choose Apportion: On time, between the parties, or not apportioned as the vendor's or the purchaser's liability.
The working appears under the fields: the daily rate, each side's days, and who allows what. Days in the table is the purchaser's days.

Payment Direction
Say whether the vendor has paid the notice
Under Treat As, pick Paid, Unpaid or Partially Paid. Partially Paid asks for the amount paid, shown against the notice total.
The amount moves between the Vendor ($) and Purchaser ($) columns. A notice the vendor has paid in full is allowed back to the vendor for the purchaser's days. An unpaid one is allowed to the purchaser for the vendor's days.
Read Payment Direction and the balance
Payment Direction totals each column and says Vendor to Pay Purchaser or Purchaser to Pay Vendor with the net figure.
Balance due at settlement is the price adjusted by that net and by any allowance, deposit or fee lines.
Click Add an amount to be withheld for money kept back at settlement and remitted, for example a foreign resident capital gains withholding. Open the line to set its Description and Amount. Less amounts withheld and Proceeds to the vendor then appear under the balance.

Print the statement
Click Print the statement. The PDF opens in a new tab.
The button is faded until the statement can be calculated, which needs an adjustment date.
